OCCUPANCY
The Bhatia Family Village
Pico-Robertson · Housing and community
The Bhatia Family Village received its temporary certificate of occupancy in April 2026 and was substantially occupied by September. The 68,000-square-foot development brings housing for a neurodiverse community, retail, business and learning facilities, and parking together in one building. Cornerstone Housing for Adults with Disabilities owns and manages the facility.
IVI’s principal carried the project from groundbreaking through completion. Seeing residents move in gives the work its purpose.

Two floors and supporting facilities in a former Mercedes-Benz building at 9242 Beverly Boulevard have been transformed into a 50,000-square-foot workplace for FAM Brands. Designed by Gensler, the open-plan interiors provide a refined workspace for the fashion company’s creative teams. The City of Beverly Hills issued the certificate of occupancy on October 20, 2026.
Owner’s representation included developing scope as the design evolved, negotiating change orders, and finding $1.2 million in value engineering savings. Selected spaces were also redesigned along the way to better serve the people using them.

Winnetka · Education
The 44,000-square-foot campus project is moving through its final work and closeout. Beneficial occupancy is expected on November 2, 2026. Delivered in two phases, it combines site improvements with a modular school building.
Coordination across three general contractors, the design team, utilities, and the owner has been central to the assignment. The remaining work calls for the same attention through inspections, documentation, and turnover.
