01

Preconstruction & constructability

Identify scope gaps, conflicts between disciplines, and sequencing constraints before construction begins. Review design documents against field conditions, access, procurement, and installation requirements. Resolve issues while alternatives remain available, reducing exposure to rework, change orders, and delays.

02

Budget & cost control

Align scope, design decisions, and procurement with the project budget. Evaluate estimates, allowances, exclusions, and proposed alternatives to reveal potential cost exposure. Use value engineering to eliminate unnecessary expense while preserving function, quality, and the owner’s priorities.

03

Schedule & sequencing

Test the schedule against how the work must actually proceed. Connect design decisions, agency approvals, utility work, long-lead procurement, and trade dependencies. Identify threats to critical milestones early and coordinate corrective action while there is still time to protect completion.

04

Change order management

Prevent avoidable changes through early scope review and coordination. When changes arise, evaluate contractual entitlement, scope, quantities, labor, markups, and schedule effects. Negotiate supportable costs, document agreements, and keep unresolved changes visible so the owner can make informed decisions.

05

Design & construction coordination

Resolve the interfaces between design disciplines, contractors, trades, utilities, and owner requirements. Clarify responsibilities, track decisions, and address technical conflicts before they interrupt progress. Maintain coordination across multiple contracts and work packages so critical scope does not fall between them.

06

Closeout & occupancy

Plan for turnover before the final weeks of construction. Coordinate remaining work, inspections, commissioning, staff training, operating manuals, warranties, and record documents. Track responsibilities through completion so the owner receives a facility ready for use and the information needed to operate it.
